Mercedes-Benz, BMW Explore Entry Into India’s Luxury Real Estate Market Amid Rising Demand

Global luxury automobile brands Mercedes-Benz and BMW are exploring opportunities in India’s premium real estate sector and are currently in discussions with multiple developers across key urban markets, according to sources familiar with the matter. Industry insiders say interest from high-end global brands in Indian realty has intensified and is expected to accelerate further in 2026.

Multiple sources indicated that Mercedes-Benz is already in advanced talks with several developers in Gurugram to develop a luxury branded residential project. The proposed development is expected to target ultra-high-net-worth individuals (UHNWIs) and affluent buyers seeking globally branded living experiences, though deal specifics remain under wraps.

BMW, meanwhile, is also said to be engaging with Indian real estate groups. However, it is not yet clear whether the discussions are for a branded residential project under the BMW name or through its creative consultancy arm, Designworks. Designworks, a wholly owned BMW subsidiary, has previously worked across architecture, urban design and real estate projects globally, making it a potential entry route into India’s property market.

The growing interest from luxury automakers follows reports of the Lamborghini family exploring investments in Indian real estate, a move that has drawn global attention to the country’s expanding luxury housing segment. Industry experts note that branded residences developments tied to global luxury labels are gaining traction in India due to rising disposable incomes, lifestyle aspirations and demand for differentiated living spaces.

India’s luxury housing market has witnessed strong momentum over the past two years, with cities such as Gurugram, Mumbai, Bengaluru and Delhi-NCR emerging as hotspots for high-end residential projects. Developers are increasingly partnering with international brands to command premium pricing and attract global buyers.

If materialised, partnerships involving Mercedes Benz or BMW could mark a significant shift in India’s branded real estate landscape, reinforcing the country’s position as a key growth market for global luxury brands beyond automobiles.
